Statement of Rental Policy and Applicant Criteria

1.     Tours.  Tours are given to prospects from 10:00AM until 5:00 p.m., during daylight hours.  Prospect must provide picture i.d., showing date of birth and address.

2.     Apartment availability.  Apartments become available when management receives notice that the current resident intends to vacate.

3.     Occupancy standards. 

Studio maximum of two (2) persons.

One Bedroom maximum of three (3) persons.

4.     Application Process.  Anyone who is to occupy the apartment must complete an application and answer all questions on the form.  A non-refundable application fee of $50.00 must be paid.

5.     Rental Criteria.

 ALL MOVE IN SPECIALS (if applicable) ARE SUBJECT TO APPROVED CREDIT WITH ACCEPTABLE RESIDENT HISTORY AND REQUIRED INCOME LEVEL.

A.*Income: The gross monthly income will be considered and must be at least 2.5 times the monthly rent.  Current proof of income must be provided. 

B.*Credit History: The past and current credit history of all applicants must be satisfactory.  A previous “Open” bankruptcy, Eviction or unpaid debts may disqualify the applicant(s).

 

*A guarantor (co-signer) may be used if an applicant’s income or credit history does not qualify him or her for an apartment.  Guarantor must be a member of the applicant’s immediate family.  Guarantor’s gross monthly income must be 7 times the monthly rent and must meet all other criteria as stated in rental policy.  The Guarantor is required to sign all rental documents.  Applicant must meet all other criteria as stated in rental policy and applicant’s income must be no less than half of the monthly rent.

Rental History:  Two (2) years most recent resident history of all applicants must be satisfactory.  An unsatisfactory rental history or an eviction may disqualify the applicant.

Criminal History:  A felony conviction or guilty plea by an applicant will disqualify the applicant.  A conviction or guilty plea by an applicant to a misdemeanor involving dishonesty, violence, or more than one D.U.I. within the past five (5) years may disqualify the applicant. 

 

6.     Application /Administration Fees.  The Head of Household applicant must pay a $150.00 NON-REFUNDABLE administration fee.  This fee is non-refundable even upon denial or cancellation of application.  An additional applicant will be charged a $50.00 NON-REFUNDABLE application fee.

 

7.     Penalty for False Information.  Any applicant who provides false of fraudulent information on the application is subject to automatic denial of the application or subsequent termination of the lease.
